Conditions

Conditions

What is the process for appealing a condition on a file that I believe is unwarranted?

Submit a condition rebuttal through Pylon's AI Support Portal (https://pylonlending.support.site/) and select "Condition Dispute" as the issue type.

Please allow 24 hours for review.

How may I submit supplementary documentation that is not associated with a pending loan condition?

The "Submit to Underwriting" function within Command Center allows the uploading of documentation independently of the direct Condition document upload process.

Ensure "Additional Notes" are included upon submission to prevent any potential misunderstandings regarding the presence of the documents.

How do I view completed conditions and the documents associated with them?

Using the “Completed” toggle you can see which conditions are finished. If a document was attached to the completed condition, it can also be found through the “Documents” tab on the left sidebar

Do I need to do anything on the FYI conditions?

No, those conditions are included as a courtesy to ensure transparency regarding specific internal tasking.

What are the PTF conditions? Who is responsible for those and what is needed?

PTF is an acronym for "Prior to Funding." These conditions are used to communicate any outstanding conditions required to be submitted before the loan will be funded.

These conditions must be satisfied with sufficient time for review, at least 3 hours before the scheduled funding time.

The broker is responsible for gathering and submitting all Loan Officer- and borrower-facing PTF items. Delays in submitting required documentation may impact funding timelines.

How do I request a signing date?

To request a signing date, please first ensure the following:

Loan status requirements

  • The loan is in Clear to Close (CTC) status (visible in Command Center)

  • The Initial Closing Disclosure (ICD) has been signed by the borrower

  • The most recent Closing Disclosure (CD) has been reviewed and signed by the LO and/or processor and borrower

Timing requirements

  • The requested signing date is at least 48 hours after CTC

  • The signing date is at least 3 business days after the most recent CD has been signed

Important

  • Any changes to the loan after CTC may require the CD to be re-drawn and therefore, the signing date to be reselected

Once all of the above are met, reach out to your Post-Lock Support team member to request the signing date.

How do I generate a commitment letter (conditional approval letter) for a borrower?

Pylon does not currently auto-generate a commitment letter from Command Center. A standard template is available for loan officers to use - download the template here, edit it with the borrower's loan details, and share the completed letter directly with the borrower or their agent.
