Underwriting review

24 hours (SLA)

Begins when a file is formally submitted to Underwriting via Command Center. Reviews often complete sooner.

If a submission is incomplete and cannot be underwritten, the file will be moved back to the Processing milestone until the required documentation is provided.

To begin the underwriting review, the file must contain sufficient supporting documentation to allow the underwriter to evaluate the loan. Common reasons a file may be returned to Processing include missing income documentation, asset documentation, a purchase contract (if applicable), or other required underwriting documentation.

Minimum required documentation:

  • Government-issued ID

  • Income documentation

  • Asset documentation

  • Purchase contract (if applicable)

  • Credit report

  • Signed disclosures or Intent to Proceed (ITP)

If a loan is not in Underwriting status, Pylon is not actively reviewing or working the file.

Pre-CTC QC review

48–72 hours (SLA)

Final compliance and documentation review before CTC. Excludes weekends and holidays. 

For files submitted to Pre-CTC QC after 3:00 PM ET, the SLA clock starts on the next business day.

Condition rebuttal review

24 hours

Submit a condition rebuttal through Pylon's AI Support Portal (https://pylonlending.support.site/) and select "Condition Dispute" as the issue type.

Change of Circumstance

Up to 48 hours

Complete the Change of Circumstances Form (download it then fill in the blanks). 

This is required for any change to loan terms or the scheduled closing date.

Submit it through the Command Center utilizing the “Submit to Underwriting” functionality.

Supporting documentation for the CoC is required and can be submitted in the ‘Submit to Underwriting’ flow. 

The 48-hour SLA begins once all required documentation has been received. Delays in providing supporting documents may impact turnaround times.

Closing doc preparation

After CTC. Excludes weekends and holidays. Prepared per closing dates in system and TRID timelines.

Signing date — after CTC

Min. 48 hours after CTC

Requested signing date must be at least 48 hours after Clear to Close status is reached.

Signing date — after CD

Min. 3 business days after CD signed

TRID waiting period. Required from the most recent Closing Disclosure being signed by LO/processor and borrower.

Prior to Funding (PTF) conditions

At least 3 hours before funding

PTF conditions must be satisfied with sufficient time for review prior to the scheduled funding time.

The broker is responsible for gathering and submitting all Loan Officer- and borrower-facing PTF items. Delays in submitting required documentation may impact funding timelines.

Funding authorization (wet states)

~1 hour from receiving docs

After closing docs are received and incoming funds verified by escrow. Processed in order received; timing varies with daily volume.

Funding from scanned package

~1 hour from receiving docs

From receipt of the complete scanned closing package, provided all items received and no outstanding issues.

Disclosure signing reminders

Daily for 10 days

Both LOs and borrowers receive daily reminder emails to sign disclosures for 10 days.

Title preference confirmation

7 days

If borrower's title preference is not confirmed within 7 days, Pylon proceeds with its preferred title provider.

Rate locks

24 hours/day

Rate locks can be submitted through Command Center at any time.

Employment-contract income

~60 days to note date

Borrower's employment must begin within ~60 days of the note date; first paystub may be required to use the income.

Early Payoff (EPO/EDP)

6 months

Six months from funded date (wholesale) or from purchase date (correspondent).

Key reminders

  • Pylon only works loans in Underwriting status. If a file is not in UW, it must be resubmitted - Pylon is not actively reviewing it.

  • SLAs for Pre-CTC QC and closing doc prep exclude weekends and holidays.

  • The Pre-CTC QC clock starts the business day AFTER submission if submitted after 3:00pm local time. 

  • Any change after CTC may require the CD to be re-drawn and the signing date to be reselected.

    • Changes after CTC may also require a re-underwrite and may trigger new Underwriting and Closing turn times. The impact will depend on the nature and severity of the Change of Circumstance and its effect on the loan.

  • Non Borrowing spouse email and contact information must be provided prior to the issuance of a CD. 

  • Trust docs must be reviewed and approved prior to vesting in a trust. Trust docs should be provided along with vesting instructions. 

  • POA documentation must be provided and POA must be approved prior to allowing for a POA. 

  • ESCROWS are required on ALL loans with LTV above 80%
